Field Superintendent / Project Manager

General Field Duties

    • Quality control
    • Maintain & enhance productivity, keep jobs on track
    • Personnel evaluations and discipline
    • Overall schedule management
    • Supervise shop manager
    • Administer safety program
    • Represent field issues to management and office staff and vice versa
    • Perform ongoing account management with current customers to ensure customer satisfaction. 1st level representative in customer complaints or other issues.

Sales & Project Management Duties

    • Selling maintenance, repair and modernization for a full line of vertical transportation equipment.
    • Contact prospective customers and schedule appointments according to type of equipment, sales potential and geographical location. Explain types of service available and quote cost of servicing equipment.  Explain tasks performed to achieve maximum performance, such as lubrication, testing, and examination of equipment.
    • Review bid documents or site-survey notes and prepare estimates of equipment to be serviced, repaired, or modernized and submit documentation to immediate supervisor for project review.
    • Present proposals to customers for approval.
    • Follow up on proposals to answer questions, overcome objections & close sales.
    • Entering sold projects into company information system
    • Order materials & equipment
    • Ensure that required materials or equipment will be delivered on time and project will be completed within contracted time limits.
    • Scheduling work, maintaining/updating the work schedule
    • Troubleshooting technical and other issues
    • Visiting job sites to quality-check the work by others
    • Preparing job info packets for the men
    • Instructing the shop personnel to prepare the job boxes, tools & materials
    • Dispatching the men to jobs
    • Ordering progress billings
    • Checking on job progress - Quality & Productivity Control
    • Scheduling adjusting, closeout and final inspections
    • Selling of service contracts, modernization work and repairs
    • Prepare monthly report of contracts sold, jobs closed, details of business transactions, and customers contacted.
    • Organizing job paperwork into completed job files

Shop Manager

American Elevator Corporation, the Northwest's premier independent elevator contractor, is seeking an organized, responsible person to run our elevator maintenance shop & warehouse. Our shop manager handles vehicle maintenance, shipping/receiving, parts ordering/delivery, inventory control and light fabrication. Our shop is located in south Seattle near Boeing Field and the position is full-time with great benefits including the potential for joining the elevator trade union.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Customer Service

  • Provide excellent customer service to all of the company's staff, both field and office and the occasional customer who shows up without an appointment at the showroom.
  • Ability to stay cool in sometimes high stress situations with changing priorities.
  • Possess the ability to work on several projects at one time while maintaining your cool and quality of service.
  • Get along well with people, treat your co-workers with courtesy and respect.
  • Abide by the shop safety rules and ensure others working in the shop areas do as well.
  • Assist field personnel in finding parts and materials in the shop.
  • Fabricate small parts from drawings/sketches from field personnel.
  • Ship and receive items. Package and crate larger items. Ability to work with shippers to achieve a prompt, fair resolution of damage claims.

    Necessary Skills
  • Computer familiarity.
  • Basic layout, welding, cutting, drilling, threading, grinding and painting skills.
  • Good basic math, legible writing and reading literacy.
  • Ability to lift up to 80 lbs.
  • Participate in periodic physical inventory count of merchandise.
  • Assist with planning and set-up of special events.
  • Auto mechanic abilities. Do brakes, tune-ups, clutches, oil-changes, safety checks and general maintenance.
  • Cleaning and organizing of shop and showroom areas.

    EDUCATION AND/OR EXPERIENCE REQUIREMENTS:
  • High-school diploma or GED.
  • 5 years related experience.
  • Experience with computerized inventory systems.

  • NECESSARY CERTIFICATES, LICENSES AND REGISTRATIONS
  • Must have a valid driver's license with no more than 1 moving violation in the last 3 years.
  • Welding and automotive certificates a plus

    How to get into the elevator trade:
    In Washington State, there is a State apprenticeship program regulated by the Department of Labor and Industries and run by the elevator union.  They have a web site which explains the program and has a lot of information about how to register and begin the process.  Here is the link to that site:

    For other States without a formal apprenticship program, the basic process of getting into the elevator trade for a union shop goes like this...

    You send résumés around to all the elevator companies and makes sure you have a phone and/or a pager number on it so they can get ahold of you when they need to. At first, you get hired as a Probationary Helper (Proby) @ 50% Journeyman's wage and no benefits and you are not yet in the union.  If you can stay employed and get 6 month's worth of hours logged in a 9 month period of time and complete the correspondence education, you are eligible to join the union and move up to 70% scale as a Helper.

    Of course, it's not that easy...   It's all about timing, because to get hired as a Proby, there cannot be any 70% Helpers on the out-of-work list ("The Bench" as it is called), none, zip...   They need to get hired first and always before any new Probys can be hired.  So you have to wait until the bench is clear of any 70% people and then you need to be available on a moment's notice, because you never know when the call will come.  The trade is actually very closed to total outsiders, most Probys that get hired are someone's brother or nephew or son or something like that.

    It's possible though... and during boom cycles there are lots of Probys who make it by working on all the new construction. But the hiring environment fluctuates with the local economy and you need to keep tabs on if there is anyone on the bench.

    To get into the trade in non-boom times is tougher, but not impossible.  Without knowing anyone you will have the best chance if you take welding and electrical courses.  Being a certified welder would definitely give you an edge and the electrical courses would help you get into service and repair and away from the construction end of the business (unless that is what you like) which is fraught with injuries.  We have found that good all around auto-mechanics seem to have the right combination of skills for the trade. 

    College is not a prerequisite, but good reading, writing, communication and basic math skills are important. There is a fine educational program co-sponsored by the union and the employers which is specific to the knowledge you need to succeed in the field.  It would typically take about 4 years to move through this curriculum and be able to take the final exam necessary to become a Journeyman and make the big bucks.

    You basically need to be very tenacious and stay in touch with the employers. Once you get hired as a new Helper, here are our "Golden Rules" of staying hired & success in the trade:

    bull_smallerrnd_blu.gif (924 bytes) Have a good attitude towards everyone and every task.  Have the utmost respect for your trade, it is the best one out there.

    bull_smallerrnd_blu.gif (924 bytes) Anticipate the needs of the Mechanic you are assigned to work with- have things ready for him before he has to ask for them. 
    bull_smallerrnd_blu.gif (924 bytes) Keep a list of extra things that need to be done all around you in your shirt pocket notebook, ready to do when you have a free moment. Keep things picked-up and tidy for your Mechanic, make your jobs look good and be safe.
